Each of the Beach City's average sales price for residential homes continue to decline for the first 6 months of this year vs. the same period last year. All sections continue to decline as well, except the Sand Section in Manhattan Beach. After a decline of 13% from 2007 to 2008, we have recovered by 8% so far this year. The first signs of market recovering are starting to show…number of sold properties are up in several sections of each city and in Redondo Beach overall. The most important sign of recovering is the number of days on market. East Hermosa has declined by 15 days so far this year. Hopefully this trend will continue and spread to other cities as well. NOW is the time to buy, especially with the historically low interest rates that can be locked-in. When the average number of days on market, start to decline throughout all sections and cities, you’ve missed the bottom of the market!
